Our Beginnings
It started with a leaking roof, a lease in jeopardy, and no good options.
Before Guru existed, we were real estate owners ourselves – navigating tenant issues, lender pressure, and capital constraints just like our clients do. One roof in particular changed everything: a leaking industrial facility where bids came in high, cash reserves were low, and the stakes were real.
After climbing up there ourselves – six hours, two sets of boots, and one borrowed roofing estimator later – we found a better answer. Not a cheaper shortcut. A better, smarter, practical solution.
And it worked. We stopped the leaks, kept the tenant, and restored the roof at a fraction of the expected cost. This triggered a cascade of questions across our portfolio. Could we fix this roof over here too? Could we better understand the deals we were buying?

Soon, friends in the industry were asking the same. And we realized something:
The roofing industry wasn’t built for institutional real estate owners.
